Open House Guest Record

Yesterday at my Open House I had 15 guests. I think that is a record for me. It was a beautiful day for an Open House and there were several others in the area that were open. That always helps.

Zionsville Farmers Market

This morning I was driving through Zionsville on my way to put up Open House signs for tomorrow. The Farmers Market was in full swing. I decided to stop by after my signs were up. I am embarrassed to say that after working for 9 years in Zionsville I have never been to the Farmers Market. Although it looked crowded, there was plenty of parking within a block from the market. I found a space just north of The Friendly. I could not believe the vegetables, fruits, pastries, breads, pies that were available to purchase. Several vendors were selling wonderful looking tomatoes, my favorite. A wonderful place for friends and neighbors to meet on a Saturday morning. In the future I will make this a regular stop during the summer months. The hours are from 8 a.m. to 11 a.m. on Saturdays, through Sept. 25 2011, at the corner of Main and Hawthorne streets, rain or shine!

First Street Enhancement Project…

I am certainly excited to see how this turns out. Potential improvements consist of drainage upgrades, sidewalks, crosswalks and landscaping accents. There are two concepts that were proposed on Aug. 17th. One concept leaves first street as it is today and makes modifications to various areas on First Street such as parking, drainage and landscaping. The second concept proposed a one-way street, wherein traffic on First Street would flow north and south. Traffic flowing east or west on old Ind. 334 would use Second Street down to Sycamore Street. The second plan also included modifications to major road issues, including pedestrian mobility, landscaping, drainage and parking. More information is available at www.reasite.com/firststreet/. Pleasant View Estates…

I have been curious about this development. I pass by it all the time. From Oak Street you go north on Ford Road about 1.9 miles. It is on the east side of the street. You would recognize it by the big gates and retention ponds on either side of the street. It is a gated community with 14 lots. As a Realtor I would have thought that I would have seen/heard information about the development but I have not. I have not seen any activity in this neighborhood for several years. I decided to find out what I could. I communicated with whom I thought was the developer. I got his information from their website; www.z-d-d.com. His response was “Just waiting for the economy to get a little better.”

A BIG Gorgeous Kitchen…

I measured it myself. It was 12 X 25 feet. The biggest kitchen I have seen at a house of this price point in Zionsville. The Conlony Woods homeowners more than doubled their kitchen size by taking out the formal dining room and expanding. If you did not know this you would hardly notice. Their $75,000 job was done so well with nothing held back that a gourmet cook would be in haven. There still is a good size eating area off the kitchen.

The rest of the house is in great shape and very traditional. This two story house has over 2400 square feet above grade with a finished basement. Four bedrooms with two and a half baths and another half bath in the basement.

In a great location with a lot that is over one half acre, in my opinion one of the nicest homes in the area. To top it off the homeowners assocation fee is only $100 a year. It has been that amount ever since 1997.

While I was out today I also stopped by the new Centex model at Anson. The Lafayette is the perfect new home at a base price of $155,990. Took a field trip today out to Cobblestone to see the new model. It was well worth it. Pulte did an excellent job with the Birmingham. With over 3000 square feet, an fantastic open kitchen, 4 bedrooms, 2.5 bathrooms, a two story 18 X 21 family room, a mud room, a library, a good size foyer and a unfinished basement for a base price of $330,000 which is between the average and medium price of a home in Zionsville, it is spectacular.
